Inventory/Check-In
Our inventory process is thorough, covering the property from the entrance through each room and any outdoor spaces. Tenants are invited to provide feedback prior to both parties signing and agreeing on the condition and cleanliness of the property - ensuring fairness and transparency.
To ensure the inventory is as accurate as possible, we recommend the following:
-
The inventory should be conducted just before the tenancy starts, reflecting the property’s exact state at handover.
-
Make sure the property is fully ready for occupancy—cleaning, repairs, and any gardening work should be completed.
-
Safety checks (such as gas and electrical inspections) should be carried out in advance.
-
Ensure all necessary furniture and items are in place, while any personal belongings or items not included in the tenancy should be removed from the property.

Interim/Mid-Term

Carrying out an independent mid-term property inspection is a highly effective way to ensure there are no unpleasant surprises at the end of the tenancy, making the entire process smoother for both landlords and tenants.
Many of our clients see it not only as a valuable security measure but also as a chance for tenants to raise any maintenance concerns that might need attention.
During a mid-term inspection, our skilled team assesses whether the tenant is maintaining the property properly, checks for any breaches of the tenancy agreement, and identifies any visible maintenance issues that may require action.
Tenants can also request a mid-term inspection if they have concerns and would appreciate an independent assessment of the property.
Check-Out
Signing a tenant out of a property can be stressful and is often where disputes arise. Our professional check-out service helps both landlords and tenants minimize the risk of disputes by providing an accurate, independent record of the property's condition at the end of the tenancy.
The check-out report is carefully compared against the initial inventory to identify any damage, excessive wear, or missing items, ensuring accountability.
We also provide recommendations for any necessary remedial work, such as cleaning or repairs, and highlight these in the report, complete with photos. This helps the landlord or agent accurately determine who is responsible for the costs, ensuring that any charges are fair and unbiased.
By offering clear evidence and protecting the rights of both parties, our check-out service greatly reduces the potential for disputes and supports a smoother, more transparent end-of-tenancy process.
